In order to enable existing residents to move directly into their new home, the redevelopment of the estate will be phased, with sufficient new homes built in the regenerated area before existing homes are vacated by residents.

Pennethorne House

However, those residents living in Pennethorne House will be required to move to newly built homes outside the regeneration area as the building is due to be demolished in late 2020 or early 2021 as part of the first phase of the scheme. Residents from Pennethorne House will have the option to return to a new home in the regeneration area at a later date if they wish. Removal costs will be met on both occasions, but full compensation will be paid only once.

Case officers from the Regeneration Team have contacted Pennethorne House residents to register their interest in these sites, so that allocations to these properties can be made.

Satellite sites

There are three satellite sites on which new homes for Pennethorne House residents are being built. New homes on these sites will be of the same quality and size standards as those in the regeneration zone and are located within the Battersea/Clapham Junction area. The sites are:

  • Rowditch Lane
  • Gideon Road
  • Battersea High Street (Shuttleworth Road)

The first new homes for the residents of Pennethorne House were completed at Rowditch Lane, Battersea, in Summer 2019. They consist of six new 2-bedroom and 3-bedroom houses.

All properties are allocated under the Winstanley and York Road local lettings plan in accordance with the Council’s Allocations Policy.

The remaining secure tenants and resident leaseholders at Pennethorne House will be moving to the new-build properties at Shuttleworth Road and Gideon Road, which are expected to be delivered in Autumn 2020.

Rowditch Lane

The first new homes for residents of Pennethorne House have been completed. They have been delivered as part of the first phase of new properties to facilitate the Winstanley and York Road regeneration scheme. The new homes in Rowditch Lane, Battersea, consist of six 2-bedroom and 3-bedroom houses.

The Regeneration Team wrote to all Pennethorne House residents with a 2 or 3-bedroom need at the end of 2018 and asked them to express an interest in the new houses. A large number of responses were received. The properties were allocated under the Winstanley and York Road local lettings plan in accordance with the Council’s Allocations Policy.

Shereena Miller and her three children are one of the six families from Pennethorne House who will be moving into their brand-new home in Rowditch Lane in the coming weeks. Shereena, 32, told us: “I had been living in a block of flats in York Gardens for the last 7 years with my three children. Our flat was old and quite difficult to maintain. This new home has really given us an opportunity to start afresh. There is a lot of space for the kids to play, I have my own little garden and a driveway to park my car. It is perfect for us.”

Gideon Road

The estimated delivery dates for the 18 residential units available at Gideon Road is Autumn 2020. The properties are a seven-minute drive or a twenty-five-minute walk from Pennethorne House.

The residential units will consist of:

  • 4 flats: 1-bedroom
  • 11 flats: 2-bedroom
  • 1 house: 4-bedroom 
  • 1 house: 5-bedroom 
  • 1 house: 6-bedroom

Shuttleworth Road

The estimated delivery dates for the 71 residential units available at Shuttleworth Road is Autumn 2020. The properties are a six-minute drive or a twelve-minute walk from Pennethorne House.

The residential units will consist of:

  • 15 flats: 1-bedroom
  • 39 flats: 2-bedroom
  • 9 flats:  3-bedroom
  • 8 flats: 4-bedroom
