Clapham Junction's Peabody Estate regeneration completed

A major regeneration project on the Peabody Estate in Clapham Junction has been completed, delivering more than 600 homes for the local community.

Cllr Morritt gets ready to cut the ribbon

The third and final phase has delivered 307 homes, completing the regeneration of St John’s Hill, opposite Clapham Junction Station.  

Wandsworth Council Leader Cllr Robert Morritt joined Peabody and development partner Mount Anvil at an event to celebrate the completion and see the finished development. 

Across three phases 658 new homes have been built, including affordable and social rent homes, alongside a new community centre and extra-care housing, a new public square and commercial spaces. 

The first two phases of the regeneration were completed by 2023, with the final phase bringing the long-running programme to a close. 

Cllr Morritt said: "it’s wonderful to celebrate the completion of this development - 14 years after the Council gave planning permission for the 1930s old estate to be regenerated into this new neighbourhood we see today.  

"The completion of this major Peabody scheme has delivered almost 600 homes - a huge investment boost for the Clapham Junction area.  

"This borough is one of London’s most attractive locations for investment and I’m proud that we’re a borough that welcomes opportunity and development." 

Wandsworth has re-set its relationship with developers and partners to stimulate house building, as well as creating council homes through its own Homes For Wandsworth scheme. It is also committed to improving standards in council homes, reducing homelessness and reliance on temporary accommodation and providing more support to leaseholders.  

Cabinet Member for Housing Cllr Matthew Corner said: "One of our central commitments is to get Wandsworth building homes and give people more choice about whether they want to rent, buy or move into affordable housing in fantastic developments like this." 

Simon Barry, Managing Director for Development for Peabody’s south London region, said: “Completing the regeneration of St John’s Hill is a really important moment for the community and everyone who has been part of this project over many years. 

“We’ve created hundreds of affordable homes, including homes for social rent, alongside new community spaces, extra-care housing and public spaces for people to enjoy. 

“We’re grateful to residents for their patience and involvement throughout the regeneration, and to our partners for helping us reach this point. Most importantly, we hope the new homes and spaces will serve the St John’s Hill community well for many years to come.”
