Wandsworth Council appoints development partner to build more affordable homes in Nine Elms

The site has planning approval from September 2021 to build two five-storey buildings, providing much-needed affordable housing options prioritised for Wandsworth residents and workers.

The development will include a new community room for the use of the Patmore Estate Management Co-operative all set in landscaped green space with an outdoor multi-use games area.

Of the 57 units, 39 will be affordable rent homes and 18 will be shared ownership homes. The new homes are part of the Council’s commitment to deliver 1,000 new homes under the Council-led Housing for All development programme.

Councillor Jonathan Cook, Cabinet Member for Housing at Wandsworth Council, said:

“We are looking forward to getting started on building these new affordable homes for local people in such a well-connected part of the borough. The buildings will reflect and enhance the character of the local area and the site will be re-landscaped with new trees planted and green infrastructure.”

The development will include green roofs, communal air-source heat pumps, water efficient fittings and electric vehicle charging points. There will be bicycle storage, car club membership and a new shared street with enhancements to existing public space – including a new and improved children's play space, replacement multi-use games area and surface water drainage systems. Every home will have private outdoor space provided by a balcony, garden or terrace.

The main part of the development site was the disused former Patmore Centre building, which has been vacant for a number of years.

The area is part of the Vauxhall Nine Elms Battersea opportunity area which is delivering 20,000 new homes, including 4,000 affordable homes, and 25,000 new jobs.

These new homes will help towards the council’s Housing For All programme which commits to delivering 1,000 new council homes by 2027. The current total of homes completed stands at 184 and more than half of the programme has either been completed, is in construction, has planning consent or is at the feasibility and consultation stage. The current mix of scheduled homes includes 501 social rent, 171 shared ownership and 311 market sale.
