Wandsworth Council approves major investment to transform the Winstanley Neighbourhood

Wandsworth Council has given the green light to an improved Winstanley Neighbourhood Regeneration Plan, which will deliver significant investment in the neighbourhood which will help to reduce crime, provide much-needed new homes, and support children and young people living in the area.

As part of the plan, the Council is investing in a regeneration programme to deliver a new leisure centre, a library and community spaces, as well as green spaces, play areas and facilities such as shops, cafes, restaurants and health centres.
This follows the Council’s decision to take full control of the Winstanley and York Road estates redevelopment, ending the previous joint venture partnership. Crucially, the change allows any profit generated from the development to be reinvested directly back into the neighbourhood - delivering real, long-term benefits for residents.
In doing so, the Council has reaffirmed its long-term commitment to the community - with significant investment in the short and long term on the estate and wider area over the next ten years.
Cllr Simon Hogg, Leader of Wandsworth Council, said:
“We have an incredible opportunity to accelerate the delivery of new affordable homes here, and we’re already making progress with families moving into their new homes. But this isn’t just about bricks and mortar - it’s about building sustainable communities and giving everyone the opportunity to thrive in a safe, welcoming and well-connected neighbourhood. This plan will deliver improvements that people can see and feel now, while laying the foundations for the long-term.”
This will unlock direct delivery of around 2,500 new homes across the Winstanley Neighbourhood, with at least half of the homes for Council rent - supporting local families and ensuring a fairer housing offer.
Progress is already being made with families from Scholey House, Kiloh Court, Jackson House and Arthur Newton House starting to move into the 126 council-rent homes at Braund Mansions. A further 139 new homes, a primary school, a church, a multi-use games area, and a children’s play area have already been delivered.
As part of the ‘Place Programme’, a series of initiatives will be delivered over the next three years including:
- Supporting children and young people – through SEN investment, improved play spaces and funding for dedicated youth projects and initiatives.
- Reconnecting the neighbourhood – transforming Falcon Road Bridge with community artwork, safer crossings and well-lit routes, and improved landscaping and play areas at Falcon Glade.
- Upgrading community facilities – such as extending the opening hours of York Gardens Library, delivering improvements to Falconbrook School and the George Shearing centre.
The Council will be at this year’s Battersea Community Festival on Saturday 6 September at Shillington Park, where residents will be invited to find out more and input into the future of their neighbourhood.
