Resident self-build and custom housebuilding

In accordance with the duties of the Self-build and Custom Housebuilding Act 2015 and the Self-build and Custom Housebuilding (Register) Regulations 2016, we have set up a register for people who are interested in a resident self-build or custom-build home in Wandsworth.

On 1 April 2016 the legal duties under the 2015 Act to keep a register and to have regard to it came into force. Further guidance is available on the government’s planning practice guidance portal.

What is a self-build home? 

A resident self-build home allows the future resident(s) to organise the home's design and construction. This could involve independently employing an architect and builder. Custom-build homes are generally those where an individual or group of individuals works with a specialist developer to help deliver homes.

Eligibility for the register 

To be eligible to enter on the register you must be:

  • aged 18 or older;
  • a British citizen, a national of a EEA State other than the United Kingdom, or a national of Switzerland; and
  • seeking (either alone or with others) to acquire a serviced plot of land in the relevant authority’s area to build a house to occupy as that individual’s sole or main residence

You must also:

  • Currently live and have continuously lived within the Borough of Wandsworth for the past two years from the date of your application; and
  • have access to a minimum of £350,000 (either in savings or through private finance/mortgage in principle)

What we use the register for

When we identify sites available for resident self-build or custom-build, we will inform registrants on this register. This register will form part of our evidence base and help us understand the level of demand for self-build and custom-build houses, which will assist in the preparation and implementation of planning policies and regeneration schemes.

Please note that entry on the register will not guarantee that a suitable plot will be identified or come available. Subsequent applications for resident self-build and custom-build projects will require planning permission and will be assessed on their merits in line with our planning policies and guidance.

How to apply

If you meet the eligibility criteria for the Wandsworth register, contact the Home Ownership Team to request that your details are added to the register. 

There is a fee of £150 for eligible applicants to join our register for one year, with an annual re-registration fee of £150 to remain on the register thereafter.

If you do not meet the eligibility criteria for the Wandsworth register, you can still apply to register your interest for self-build in Wandsworth with Ecomotive via the local self-build register. This information will then be held by Ecomotive and used if the qualifying criteria for our register is amended in the future.
