Your charges
Why are my neighbours charges different? If you are a 125-year leaseholder, the Council (as your Landlord) is obliged to provide you with certain routine services and to charge you for those services. Service charges (including major works) are calculated and payable under the terms and conditions of your lease agreement by reference to the block percentage. This is calculated on the basis of the Gross Rateable Value of your flat as a proportion of the total of all the Gross Rateable Values of all the flats in the block. It is for this reason that say, a three bedroom flat will have a higher block percentage than a one bedroom flat in the same block. If your neighbour lives in another block altogether, then it stands to reason that block percentage for your flat can only take account of the flats in your block, whilst your neighbour's block percentage will, for the same reason, only take account of all the flats in that block. |
